Lettings Fees



Landlord Fees



At TARGET PROPERTY, we offer four levels of service to Landlords looking to rent their investment properties through us.

OPTION 1:
Our LET ONLY SERVICE charged at 7.2% inclusive of VAT of the first year’s rent. This fee is collected upfront. There is an annual renewal charge of £420.00 inclusive of VAT on this option.

OPTION 2:
Our RENT COLLECTION SERVICE charged at 9.6% inclusive of VAT. This fee is collected monthly for the duration of the let.

OPTION 3:
Our FULLY MANAGED SERVICE charged at 12% inclusive of VAT. This fee is collected monthly for the duration of the let.

OPTION 4:
Our GUARANTEED RENT SERVICE – 0% commission. One of our property specialists will need to inspect your property in order to make you an offer for the property on our GUARANTEED RENT scheme. We take properties ranging from studio apartments to 4 or 5 bedroom houses on 12 month to 36 month contracts.

Targets Client Money Protection Scheme
Client Money Protection (CMP) is a compensation scheme which recompenses landlords and tenants should an agent misappropriate their rent, deposit or other client funds. It is a requirement for ARLA Propertymark members to have CMP. ARLA provides this for Target Property.

Targets Independent Redress Scheme
The Property Ombudsman (TPO) scheme has been providing consumers and property agents with an alternative dispute resolution service for 27 years and provides consumers with a free, impartial and independent alternative dispute resolution service.
TPO is a not-for-profit independent company. Its unitary Board has 9 Non-Executive Directors, including its independent Chair, Baroness Diana Warwick. TPO is a government approved scheme to provide independent redress in relation to disputes between consumers and property agents.

Custodial scheme
What is DPS – This is a free Custodial scheme that is fast and efficient, and provides a competitively-priced Insured scheme, with over ten years’ experience of protecting tenancy deposits, DPS are authorised by the Ministry of Housing, Communities and Local Government to provide tenancy deposit protection in England and Wales and have been providing free Custodial deposit protection since April 2007 and Insured deposit protection since 2012.

BEFORE YOU MOVE IN:

Pet Deposit – Returnable additional security deposit of £ (VARIES)
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

OTHER FEES AND CHARGES:

Lost Security Items - £60.00 inclusive of VAT.
Obtaining necessary permissions, sourcing providers and travel costs.

Out of Hours Services - £60.00 inclusive of VAT per hour plus any actual costs incurred.
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.
